Your property lawyer for Torrox

Buying, selling or planning works in Torrox? First establish whether the property is in the village, on the coast or in another setting.

You can contact us before choosing a property, including from abroad.

Velasco Lawyers helps international clients with property purchases, sales, renovations and extensions across Torrox municipality. A traditional village house, a coastal apartment and a detached home should not be assessed as if they share one planning context, so we start with the exact address and intended use.

An independent Spanish law firm founded in 1993, serving clients with property in Torrox from our Almuñécar office.

Your property, your next step

Legal support from the first offer
to the next chapter.

The right enquiries depend on whether you are buying, preparing to sell, or changing a property you already own.

Buy the property you expect

We investigate ownership, charges, contracts and the property’s documented position. If a purchase depends on a terrace, views, later additions or development potential, we coordinate the legal enquiries with a local architect’s review of the relevant address and proposal.

Discuss a purchase

Prepare village or coastal property for sale

We help sellers gather the legal documentation, review sale terms and anticipate a buyer’s questions. Tell us about extensions, converted spaces, enclosed terraces or changes to the building so differences between the records and the property can be investigated early.

Plan your sale

Assess renovation before design decisions

For a village renovation, coastal alteration or house extension, we identify the legal issues and work with a local architect on planning and technical feasibility. Similar work nearby does not establish what the authority will accept for your property.

Understand the checks

Why the address matters

Village, coast and residential developments.

The published municipal planning text distinguishes Torrox’s traditional nucleus from El Morche and contains separate categories for other building forms. That local context is a starting point: the current mapped zone and any later amendments must be checked for the individual address.

Torrox’s traditional village

The published Texto Refundido describes the original village nucleus and its oldest expansion as an area with architectural interest. It includes detailed treatment of the traditional form and aesthetic conditions, making the building’s street setting relevant to renovation plans.

For your property: Confirm the current mapped ordinance and any protection before relying on plans to change the frontage, roof, openings or other visible parts of a village house.

El Morche and the coastal settlements

The same published text distinguishes El Morche by name from the traditional village and places it within a different building category in that edition. Other coastal addresses may fall within further zones or detailed planning areas.

For your property: Use the property’s actual location and current map. Do not apply the village rules to all Torrox Costa or assume every coastal property follows El Morche’s category.

Other homes and rural settings

The municipal text also treats open-building and single-family housing separately. Properties marketed simply as ‘Torrox’ may sit in established developments, on individual plots or outside the urban settings described on this page.

For your property: Establish the land classification, mapped ordinance, development history, access and permissions for the exact parcel before valuing extension or redevelopment potential.

Renovation, extensions and building records

Permission to build.
Paperwork that reflects the building.

A renovation decision should account for both the proposed work and the building already present. Before relying on a new roof terrace, changed façade, enlarged opening or added room, check the applicable procedure and whether the physical property matches its permissions and legal records.

Obra mayor and renovation works

New construction, extensions and structural alterations can require a technical project and the appropriate municipal authorisation. The scope of the work determines the route. Calling a job obra menor (minor works) does not automatically mean that no project or other permission is needed.

Licence or declaración responsable?

The applicable procedure depends on the works, the property and current rules. Some work may follow a responsible-declaration procedure rather than a prior licence, but that is not a general exemption from planning requirements or any other consent that applies.

Declaración de obra nueva

This is the formal declaration of a building or extension for its deed and Land Registry record. It is a separate question from permission to carry out the works. Recording a building does not, by itself, make unauthorised work lawful.

Two questions worth asking early

“Can I remodel the front or roof of a village house?”
Traditional-nucleus provisions may make the building’s frontage and appearance relevant, but the current mapped ordinance and proposal must be checked. We coordinate the legal review with a local architect’s assessment.

“The advert says Torrox Costa. Which rules apply?”
That label does not identify the planning zone. The address may be in El Morche, another coastal development or a different mapped area, so the current municipal documents must be matched to the parcel.

Before you get in touch

Your questions,
answered.

Where is your office?

Our office is in Almuñécar, on the Costa Tropical. We assist clients with property in Torrox, and you can start by phone, email or the enquiry form. We work with local architects where planning or technical input is needed.

Are Torrox village and Torrox Costa treated the same for planning?

No single town-wide assumption is safe. The council-hosted planning text distinguishes the traditional village, El Morche and other building types. The current zone for the individual address still needs confirmation.

Can the old Torrox PGOU PDF confirm what I can build today?

The published plan is useful background, but later amendments, detailed instruments and the property’s current municipal record may affect the answer. A local architect’s assessment and current municipal evidence are needed before relying on a particular building allowance or licensing route.

How can the current urban position be confirmed?

Torrox’s electronic office provides a procedure to request an urban-planning certificate or report. The appropriate evidence depends on the property and question, so we first identify what needs to be established and coordinate the supporting technical work.

Can I contact you before choosing a property or paying a deposit?

Yes. Tell us the area, your plans and any deadlines. If you have found a property, share a short outline before signing or paying so that we can discuss the enquiries and proposed work. If you have already signed, explain what was agreed and any dates involved.
